We were very disappointed when we arrived as it looked like someone had been in and not had a thought for us as guests.
The place was not left as it should have been. When we arrived we noticed the following: 1. The toilet upstairs had dried on faeces in the pan. 2. The super king size bed had not been made up and this room also had no towels. We managed to find some bedding and had to make it up ourselves 3 there was a used tea bag in the sink 4 no welcome pack or milk as stated we would get on the booking info. 5 light bulbs left on top of unit. 6 the dishwasher had not been emptied before we arrived. I got in touch with Marisol Kane of lily white property management and she was very apologetic and sent someone round to clean and sort out the issues. Who then came in the next day (we think) to clean the floors. We then had a really great time in the house, using the game room, garden and house for all we needed and continued on with no complaints, until we left. My friend was staying in the single room at the end of the landing. She woke to the sound of dripping and on wondering where it was coming from discovered that rain water was leaking through the ceiling by the door and radiator, she had to get a pan to collect water but unfortunately it had dripped all over her suitcase and towels, leaving her with very little clean clothing that wasnât wet!!! On going downstairs we turned on the dining room lights , these were flickering so weâre swiftly turned off. Again I got in touch with Marisol whose response wasâoh dear, thanks for letting me know Iâll pass that on to the ownerâ no apology! I find this totally unacceptable and disappointing as she was so good at sorting us out when we arrived. I do want to add that we had a great time, and would stay again but as paying guests our expectation was that the property would have been left in the same condition as you would expect us to leave it, clean and tidy, but this was not the case, we believe as the owner it is ultimately your responsibility to adhere to a high standard. We would please welcome your comments about the feedback we have provided.

The cottage was perfect spotlessly clean and very well equipped.
A generous welcome basket provided by the owner who was most charming greeting us on arrival and making sure we knew how things worked etc. The arrival instructions provided by Sykes were rubbish, leaving us somewhere in Norwich. I contacted Sykes before my journey for accurate directions. This is what I was sent by email: Following our conversation please copy and paste the coordinates, as displayed below with the comma and space, into google maps. They will clearly direct you to your destination. 52.7709108, 1.4797207 I fully agree that the directions we have provided are vague and when we manage to make contact with the property owner we will seek to update them. The coordinates as sent took me to the hotel across the road. I usually use Google street view to confirm my arrival destination, on this occasion the property was behind trees so not visible from the road. I would have been so easy to get it right but when my final instructions came it was still not corrected. I note another visitor making the same comment. If there is something wrong in arrival instructions you need to put it right. Fortunately I found the Staygb web site and was able to confirm the exact location and give our friends the directions to the property. Very disappointing to have to criticize Sykes this year after so many good experiences of well described well equipped holiday cottages. I hope that next year I will again find my holiday cottage in the Sykes listings.

The Lodge at Orchard House is just ¾ of mile from the A140 but is incredibly peaceful.
The cottage was spotlessly clean and the owners gave us a comprehensive tour on our arrival. There is an allocated parking space just off the road with the cottage a short, slightly uphill walk behind the ownersâ house. We were able to park on the neighboursâ drive and use a side gate in order to unpack our car which reduced the distance to walk to the cottage with our suitcases etc. The owners provided a very generous welcome pack that included a loaf of bread, milk, tea bags, a pot of jam and biscuits. I was a bit surprised by the small fridge with a freezer compartment; we ate at the cottage every evening so it meant regular trips to the shops to replenish for our packed lunches and evening meals. There is a large Tesco just 10 minutes towards Norwich. The cottage is furnished to a very high standard and we were very comfortable during our stay although I found the double bed to be a bit too firm for my taste. My husband was particularly grateful for the grab handles in the walk-in shower. All-in-all it was a lovely stay, the cottage was perfectly located for the days out that we had planned.

We were very lucky to find this accommodation, as it had only recently been completed, and we were only the fourth guests.
It was ideal for my wife and myself, accompanied by our 86 year old mother/mother-in-law, who has limited mobility, so the downstairs room and bathroom/w.c. were ideal for her. The house was very clean, well-equipped and homely, and the proprietors, who live next door, were very welcoming, but unobtrusive. The location was quite easy to find, and well-situated for the Broads and the coast, once we had mastered the ring roads and bypasses. We had an excellent meal at The Bird in Hand, recommended by Trip Advisor, a few villages away, and our waitress showed us a very direct route back which took us straight to Orchard House, to avoid the many roadworks in the area. Would definitely recommend.

The Boathouse is a beautiful, well equipped, clean home from home in a quiet location.
The owner of the property was very welcoming upon arrival with fresh fruit, flowers and a welcome hamper, providing us with useful information about the property. We enjoyed sitting on the decking overlooking the water, watching the varied wildlife. The BBQ was put to use on more than one occasion, charcoal and fire lighters provided, giving us another excuse to sit outside and watch the sun go down. The owner of the property checked that we had all that we needed and gave us ideas of places to visit, using the canoe, and even printed out cycle routes, nothing was too much trouble. Really wished we could have stayed longer at this 5 star exceptional property.
