Overall Lavender House provided us with a good base for our holiday with well appointed facilities and plenty of space.
On arrival there was a strong smell of paint in the kitchen. It looked like the ceiling had been recently painted with evidence of roller spray and splashes on the units, fittings and floor around the room. It also looked like only one part of the room had been done as the other part looked very tired. We felt that the bed linen, particularly the duvets were in need of updating and the towels were also showing signs of use with some being stained. If this is a matter for the linen company then it should be addressed. There were a number of maintenance issues, blinds not working, curtain poles bent out of line and toilet flush handles missing parts and falling off. I managed to repair one blind and reposition the curtain pole but this should be addressed by the letting agent not the guest! There is a shed which guests donât have access too so we couldnât store our bikes securely (this could easily be achieved) and the understairs cupboard is full of paint pots which could easily be moved to the shed to give guests more space for storage. We ended up having cyclingâs helmets and picnic blankets oiled up in corners of the house rather than stowed away. Lavender House was a great house for our holiday and our friends have rebooked for next year already. With as very small amount of effort this could be an excellent place, please make it so for our next visit!

Our third visit to this beautifully located house, with a well sized garden (although the upper lawn doesnât seem to be maintained as shown in the photo anymore).
The size and layout of the house is excellent and suits us very well when we visit with adult children and their partners. Itâs a very social house, and we had a lovely time. Weâll be back again, Iâm sure. Nevertheless, we were worried to see the general maintenance is slipping and that itâs been a recurrent theme in the feedback this year: the oven door popped open when in use which canât be safe; the chain on the plug in the en-suite bathroom was broken last time we stayed and was there even less of it this time making it hard to remove; the roof of the wood burner fell into the logs although I think I managed to get it back onto its retaining tracks well enough; and the general decor as mentioned by others is in desperate need of touching up. The hallway ceiling looks a little ominous on arrival, and sets the tone - one then starts noticing other scuffs and scrapes. External paintwork is peeling and possibly rotting too. One last point whilst writing - Iâm not entirely sold on the idea that both having to be out by 10am AND requesting guest to strip beds into the sacks provided creates the right impression. We generally strip beds in order to be helpful but feeling obligated to do so is - somehow - emotionally different. We did manage to do it, but felt rushed as we left which is a negative way to leave an otherwise very restful few days.

The location of the property was ideal for a group of friends getting together to celebrate New Year.
The layout is also ideal as the ground floor flows meaning you can be in the lounge but also in earshot of those in the kitchen. The property however, is in need of some refurbishment and in particular the bedrooms and en-suites. We were in one of the upstairs bedrooms and the en-suite not only smelt musty but the toilet seat was broken as was a toilet roll holder in the downstairs bathroom. I had previously asked about hairdryers and been told there were 2 at the beginning of the season. I only found 1 (there may have been another one somewhere) but nowadays this is an expected item in all bedrooms. There has obviously been a leak as there is a large water stain area on the ceiling in the entrance hall. Not a very nice welcome. We were unable to open either of the french doors off the dining area and the windows were filthy. The oven whilst clean inside was not on the outside and it would be useful to only have saucepans which actually work on the induction hob. Paintwork generally is in need of some tlc. The kitchen was well equipped (possibly a few extra plates / bowls would have been useful) but otherwise we had everything we needed. The Christmas tree in the lounge was a nice touch.

In general this was an attractive and comfortable property in a wonderful location and the view across the marshes towards Southwold were stunning.
Lots of birdwatching from the house was possible. On the negative side, we never found a light switch to the recess ceiling lights in the lounge/dining area to supplement the wall lights which was puzzling and made reading in the evenings a less comfortable experience for some. The kitchen would benefit from a chopping board. The property decor looked a little tired, esp, the shower room in the downstairs front bedroom (peeling cupboards/clattery fan). There appeared to be a lack of hairdryers though we brought one in anticipation. The online summary of house contents therefore might benefit from updating to be more detailed. The garden whilst in general afforded lovely views, was not representative of the photographs on the Sykes site of an attractively well stocked and maintained garden, and at the far end in particular no obvious structural barrier which caused slight anxiety that our retriever might find a way into the potentially damp marshy area beyond, though thankfully he showed no interest in doing so! However other dog owners might need to be aware of this. Overall we very much enjoyed our stay at Seadrift and would recommend the property to others.

Vine Cottage is just what we hoped it would be. It’s large enough for all eleven of us ( eight adults, two children and a baby) plus two Labradors, to be together. Both the house and the garden are well equipped. We loved the hot tub. In the house we really appreciated having two fully equipped kitchens, including two fridge freezers and two dishwashers. The dining area was big enough for us all to eat together. There are two sitting rooms so one turned into a play room. The bedrooms were clean and attractive. The beds were comfortable. A great advantage, because of the children and dogs, was that upstairs is accessed by stairs with doors that can be closed. It’s just a stone’s throw from beautiful Walberswick beach, with its crabbing bridges. On the green there is a small play park for the little ones and several shops just a stroll away. We ate at The Anchor and the cafe, which were both enjoyable. A high spot was the ferry across the river to Southwold where we ate at the Harbour Inn and strolled into the town, returning along the beach. We thoroughly recommend Vine Cottage for a delightful break.
