A lovely location, very easy to find, with a lovely lake and large garden.
Any criticism here is intended to assist the owner, who we never met, but don't let it put you off staying, as we had an enjoyable stay. There is one larger bedroom with an ensuite shower room and another with three single beds, two very close together, with a bathroom, which I assumed was meant for children. We asked for single beds and we were allocated the children's room. Upstairs is a lovely large kitchen / living room, which was very comfortable. There were sufficient plates, cups, etc. a welcome pack of cookies, a cake, and milk in the fridge, and a voucher for the local farm shop. The grounds had plenty of places to sit and relax. It is shared with other residents who, in our case, were out all day so we had the sunny garden to ourselves, although a pump was going all day long in an adjacent field on one day and on another there was loud music from somewhere and that did spoil the peace and quiet that we had hoped to find before we went off on the next leg of our trip. Mind you, as the holiday properties are on a farm I suppose we should have expected noise. As for the accommodation it was very comfortable, mostly clean, although the windows and oven could have done with some attention. There is a laundry room, which needed a good clean, for example the tumble dryer filter was full of fluff (which I cleaned out) and the sink and room in general was grubby. As a previous review said, there was no hair dryer, so I took my own, and plugged it in fhe hall. An iron and ironing board in the cottage would have been more convenient too. Overall this is very comfortable accommodation, great for a family, and the other cottages had families in them who enjoyed using the BBQ and outside space. We would return to the cottages the next time we drive through that area, although we would probably stay in one of the single storey cottages as I have some mobility issues and found the stairs to the living room difficult to walk up, but that was my fault in not reading the description fully before booking.

We found Smugglers Cottage to be an excellent place to stay in Southwold. It was clean and well furnished. Although we didn't use many of the available facilities (we were only two people in a three bedroom property) we enjoyed the space. I booked it partly because it had a downstairs double bedroom and I know that all these cottages have very steep stairs. I had thought we would use the downstairs bedroom but there was little storage in it and my husband wanted to use the upstairs double. The stairs (eight of them) are very steep and twisting but the hand rails are excellent and so long as you don't want to rush up and down they are okay. There is an upstairs toilet and hand basin in a very small space but well designed. The outside courtyard was very attractive during June/July but we didn't sit out in it due to the weather. Fortunately we didn't need the wood burner! The bathroom downstairs was very efficient and there is a separate shower as well... However the mixer tap on the bath appeared to be missing a small part to change between the two and you had to push it with a finger - not ideal. The cottage is very well situated and so convenient for shops and seafront. During June/July we did not find parking nearby a problem.

We had a great time at The Hollies.
It was well equipped and the kids loved table tennis. The benches at the dining table were a little precarious for the kids (aged 9, 10 and 12) when they tried to pull them closer to the table. One in particular would rock forwards if not careful. A couple of normal chairs would be helpful for ease of use for those of us who are quite arthritic. The round handles on the doors were really tricky to grip and turn for my arthritis - not a complaint, just if we stay there again, I will take some sort of arthritis aid for opening such doors. I would love to see some extra drawer storage in the main bedroom as there were only 3 small drawers and then just hanging space in the wardrobes. Also, the beds are quite high, which is fine, except for the shorties amongst us, itâs a bit of an issue to sit and get socks on, so a chair in each bedroom would be really helpful. The location was great and peaceful. Lovely beaches nearby. Really enjoyed our stay and would consider returning in the future.

As I wrote in the visitors book, this was a nice, adequate holiday home: roomy, light filled and airy.
We enjoyed the garden and spent sunny early evenings around the patio table. We were able to cook light meals on a few nights using the well designed kitchen. However, there were winter weight duvets on all three beds, which makes little sense in the height of summer. The benches around the dining table are unsuitable for anyone beyond their teenage years. We were staying with my 91-year-old mother and were forced to bring folding chairs from home. The bedrooms are spartan in terms of facilities: a chair in each would be helpful. (We all need something to sit on when putting on shoes or to help with changing clothes.) Also, the fridge had a huge build up of ice and needed defrosting. Did this not occur to your house keeper?

I can't recommend Riverside Cottage enough - it is a lovely place to stay. It is very comfortable place, situated in a beautiful location with a lovely garden alongside the river just next to Snape Maltings. It is excellently positioned for trips to the seaside such as Aldeburgh, Dunwich and Southwold, as well as lovely walks in pretty much any direction, in surroundings which are scenic and rich in wildlife. All amenities are catered for, including eg. fast broadband and a well appointed little kitchen. We have been fortunate enough to spend four summer holidays there, and am sure we will return again.
