Although this property states it is for 4 people, it really is only suitable for 2 people.
There is one large settee which would probably hold 4 tiny people but not 4 average sized people. The settee was very low along with the toilet. When you walk in it seems clean but once youâve unpacked and sorted everything out, it is not very clean. The kitchen grill wasnât clean and a lot of the plates etc had to be washed before use. This is up to the last occupancy but should be checked by the owner. Plenty of cobwebs but no spiders were spotted funnily enough. Beds were comfortable. Had a couple of problems while we were there but they were sorted out straight away. The electric hob has been installed up side down, just to be aware of. We will not be staying here again but it is in a good location it just needs a good âspring cleanâ. One thing that was left on the doorstep was a linen bag to put towels and bedding in. I expect to put towels in a certain place but is this a new âthingâ where the customer has to strip the beds before they go! I notice on your website you are stating to do this if requested. I have paid for a holiday, not to strip beds. I am disabled and I stripped one bed and did all the pillow cases but could not manage the other bed. Sorry.

We had a wonderful stay, the cottage is lovely and modern with lots of amenities available.
It felt lovely and secure with the electronic gate, and the owners have clearly put a lot of love and thought into the renovation of this property. We are a family of 4 with two young boys and they both enjoyed their stay at the holiday cottage, it's location near to York made it a great base to explore the local area and beyond. The welcome basket with scones and fresh eggs and milk was a lovely addition. Only minor points to mention, the double mattress was really not very comfortable at all and I was really happy to get home to my own bed. Also I would question how thoroughly the cottage is cleaned on a regular basis, all the touch points in the kitchen bathrooms etc were great but there were quite a few cobwebs in the corners of ceilings, marks on walls and window sills were a little dirty etc. These really were only minor points but in a pandemic it made me question the thoroughness of cleaning. Having said that I would undoubtedly return to the cottage for another stay and would highly recommend it to others.

On arrival we discovered a large bottle of milk and a packet of biscuits which were greatly appreciated.
I noticed that the cottage is now advertised as being suitable for 4, but we were with 3 adults and found it a bit tight. The dining table is just about large enough for 3 and there is one very large comfortable sofa which can, just about, sit 3, but it was not comfortable for the middle person. A smaller sofa and two extra arm chairs, especially if there are 4 people, would be more comfortable. Some items were missing from the kitchen which were quickly replaced by the owner when we pointed them out. Handy location right near regular bus to York (and Hull) Beware: We nearly missed our busstop as the bus company now call the bus stop to Kexby Bridge. The bus stop it self still says Old School House. Nearby is the Yorkshire Air Museum which is well worth a visit. The coast is about an hours drive away. We visited Bridlington and Flamborough Head were we saw lots of seals near the 'Drinking Dinosaur'

We had a very relaxing week in this lovely cottage which is in a very beautiful and peaceful location.
The log burner and dishwasher are excellent features and definitely add to the comfort of the home from home feel of the property. Overall cleanliness could be improved upon and the cooker should be updated because it is clearly very old and not very efficient (nor easy to keep clean). The bathroom is lovely but the extractor is not powerful enough for the size of the room which is affecting the decor. Beds were very comfortable and the little extras like logs for the burner, milk and kitchen roll were all appreciated. Having the laundry was also a plus so we could wash and dry as we went through the week. Some guidance on rubbish disposal would have been useful but we managed and hopefully got it right. Daisy the dog loved her week there too. We are discussing returning for another week of relaxation at North Farm Cottages in the future. Thank you for a lovely stay.

River View was amazing!
Real home from home with everything that you could possibly need. Location is fantastic for so many places. Graham is a fantastic host and the cottage is furnished (gorgeous interior) and equipped for all your needs. A welcome pack was provided and a lot of thought was put into it for our teenagers to enjoy as well as ourselves. A prompt visit to see if we had settled in by Graham led to him giving us a bottle of processo which was a lovely touch. Would definitely recommend this cottage to any family or group of friends to enjoy. The village had bakers/butchers/pharmacy and a choice of pizza, Indian and Chinese takeaway. Although a pub is next door it was very quiet at night. Would 100% return.
