      This property has clearly been given a recent high quality top to bottom refurbishment to a high standard.

      As such, just about everything is in near new condition. That made a big difference and put smiles on everyone’s face. It is also in a great location, literally steps from 2 pubs, a limited opening but fair priced convenience store and no more than a 2 minute walk to the central seafront. If like us, you prefer to walk, then the food market is a 5 minute walk away and the main shops about another 5 minutes. Be aware though that reaching these facilities means a steady walk uphill most of the way. There were however a couple of niggles. The kitchen is fully equipped but very small meaning that any significant food prep really has to be done in the dining room. That’s more an inconvenience than a negative. The first floor front bedroom needs blinds as the large windows are open to the street and are easily seen into. Curtains do the job but then you’re in darkness. The biggest issue was the bins. Despite clear instructions to put out, both bins were full on our arrival. In a property of that size it is conceivable that bins do fill over a 2 week period but from what we saw, previous visitors had barely used the kitchen so we suspect it had been quite a few weeks since the bins had been emptied. I can understand the reluctance of visitors to take bins through the adjoining dark alleyway but it is possible. It’s not clear to me how this can readily be resolved although I suspect a refurbishment to the adjoining building would help to encourage others. That may not be in the owners’ control. Finally, and as anyone who knows Old Town Scarborough is aware, parking is a lottery and you may have to leave your vehicle some distance away from the property.

      Regatta House is a beautiful property with exceptional quality furnishings and well decorated.

        A lovely welcome gift was well received. It is in a brilliant location on the west cliff within close walking distance to everything in Whitby. The lounge has plenty of sofas and a large screen TV. The dining room has a large table which seats 8, a log burner and espresso coffee machine. The kitchen is a long galley style, which can be a little tight on space if there are a couple of people in, but offers everything you need for your stay and more. The crockery, pans, utensils etc are a very good quality and plenty. There's a small toilet at the end of the kitchen behind a sliding door. It is questionable about hygiene of it's location but is very handy. The small courtyard has seating and a large table if the weather is nice and is secure so ideal for our dog. The four bedrooms are very spacious, have very comfortable beds and each have a bathroom which is excellent.  Although two of the bedrooms do not have en-suite as such but the bathroom is located very close. The second floor bathrooms are very large. All furnishings are of very good quality.  A couple of small points are the first floor bathroom is lacking a mirror and the parking is not ideal if needing to park outside the property.  Parking is very tight to the front of the house but there's plenty around the area and permits are provided.  Overall this property is exceptional. We absolutely loved our stay and would definitely return to Regatta House.

      Our stay at Dovecote was lovely.

      However, we do feel that it would benefit from some constructive criticism: The overall cleanliness behind curtains, corners of rooms, etc were cobwells. The quality of the beds was poor. It gives the impression of a rustic style cottage but done on the cheap. The sofas desperately need replacing for comfort and aesthetics. The stairs need maintenance desparately. As it is a large property, you would assume that children would be staying and as we have previously experienced in other rentals, board games, books and DVDs have been available. Knowing the Yorkshire weather, sometimes days are needed to be home based and these would have been a great benefit. Also, the weather required us to go and buy clothes horses to dry our washing. A fifty pound expense where these have been part of the accommodation from Sykes. It may be useful for Sykes to give the owners a bit more feedback so that similar services are offered at all their properties. Also a welcome pack would be great. Other accommodation have provided these. e.g. milk, bread, eggs, biscuits, tea and coffee. It is a small expense to provide a warming impact on customers. A few small changes could encourage people to return year after year, rather than just once. The landlord and his wife are lovely. There is a fantastic play area for the children and the scenery is idyllic. A very well equipped kitchen.

      The property was located conveniently close to the front.

      Parking was okay too and despite having two cars we could find roadside parking. We were three families holidaying together and chose the property after reading a previous review from April 2023 which praised the facilities. We arrived on the Saturday and on Sunday we noticed a patch on the living room ceiling. This was bigger on the Monday and so I rang Sykes and was told to leave my key in tbe key safe and it would get sorted. I heard nothing else. The patch was under the third floor bathroom so we stopped using it not wishing to damage the property. Nobody contacted us. Nobody came. We realised we hadn't been left enough parking tickets so rang Sykes back to ask what to do and to ask if we could use the bathroom or if it was getting fixed. We were told again they would be in touch and again heard nothing. I've not been reimbursed for two cars parking for a day each and I've not even had an apology for the lack of available facilities. I also only heard back when I received an email asking if I was pleased with how it was dealt with. It all spoilt our break. We had two young children with us who had to walk down a flight and half of steps in the night and the house we thought would give us plenty of space ended up not doing what we thought it would. I'm afraid I wouldn't recommend this property.

      The property was very clean and comfortable and spacious.

      Being spread over 4 floors was a bit of a novelty and meant lovely views of the harbour from the top floor bedroom. The location was very central with pubs, restaurants, the town centre and the seafront all within walking district. Despite it's central location it was still fairly quite. The kitchen was very small, but well equipped and manageable for simple holiday meals, and with takeaways so close by we didn't cook much anyway. The beds were very comfortable and the bathrooms were all clean and modern. The courtyard was a bit scruffy and could do with a bit of TLC. We ended up tidying it up ourselves, weeding and chucking away some old smelly crabbing equipment. Some of the doors were a bit sticky and my daughter found herself locked out of her bedroom for the night, before we could get permission to break the door down in the morning. Other than those slight maintenance issues the property was great. The parking permits were very handy, but we did have to park a few minutes walk away as spaces are not always readily available.
