We have been renting houses in Southwold for many years, but this was the first time we have stayed at Walton House.
The dining room could seat all of us and guests we had over (13 people!), and we then all sat comfortably in the lounge. It's rare to find such spacious accommodation. Whilst the stairs to the top floor were a bit of a challenge for the oldest (89-year-old) member of the party, he did manage them. I would suggest reconfiguring the zip-and-link beds on the first floor to two singles, as the other, spritelier, members of the party were all couples, and required double beds. We enjoyed, and made use of, the upper snug, including for flute practice. The central position in town is superb, and pre-breakfast swims, and a nip to Tescos for the smallest thing were easy, plus fish and chips opposite and H&J ice creams practically next door (as well as The Nelson). It is not the most perfectly-presented house we have stayed in, but conversely, this gave it great character, as ultra-modernised properties can be a bit too much, particularly when you have sand stuck to your feet from the beach. This is one of the best of the many houses we have stayed in, despite the oddities such as a very small yard, being able to hear people in the charity shop below, the shop getting stock from the shed in the courtyard, and some of the original door catches no longer closing properly (which can make it difficult to keep a dog off the beds, although stair gates were provided). We will be booking for next year!

We had a lovely stay here.
We literally booked at 9.30am on Monday morning to arrive at 3pm that day and the house was ready for us: clean, tidy and warm. On the first night, we had a few issues with the lights and we thought there may have been an error code on the hot tub. The owners arrived within 10 minutes and sorted everything for us - it was just a lightbulb and no concerns with the hot tub. Before we arrived, we were concerned about possible building works next door which had led to a previous bad review but Sykes contacted the owners who said the works had finished. Day one was fine but we could hear some works on day two. These did not bother us though as they werenât very loud and could only be heard when we were out in the garden but the owner popped across with a bottle of wine to apologise (we had not mentioned the noise to the owner at all.) This was quite unnecessary but was a really lovely gesture considering the owners could do nothing about it. The house was a really good size and the utility room with a washing machine and tumble dryer was super handy. The front room was really spacious and the three sofas gave us ample room to spread out. We loved the large kitchen table - it set the scene for a dramatic game of Farmopoly - the boys loved the alternate version of Monopoly and the other games left for us. All in all, we would highly recommend Waldegrave Barn.

The house is lovely but a few things that could be improved:- 1.
Dining table way too small, only comfortable for 6 people; there were 9 of us. 2. Tap on sink in the utility room very loose & no hot water. 3. Cooker old & didn't work very well, no grill pan, induction hob not working very well, made it very difficult to cook there. 4. Why leave just one dishwasher tablet, surely enough for the duration of the booking is not too much to ask. 5. No kitchen towels; this is a basic requirement. 6. Side door has a broken seal which made it very difficult to open; not ideal when I'm trying to get in from the pouring rain! Had to go round the back of the house to get in. £1500 for 3 nights is a lot of money and for that I expect more. I also tried to contact the company several times before my visit but it was impossible, the online chat, the SMS and the call back options didn't work & it was beyond frustrating not to be able to talk to someone to answer a question, pretty bad customer service. I've used Sykes for years but they were so much better as a small independent company than they are now.

The holiday house was just what we wanted for a family festive stay in Southwold, thank you.
I did request the king size bed be separated, but when we arrived it had not been. I found it difficult to navigate all the different companies responsible for the property, lots of emails from lots of companies involved. A couple of things that really need addressing is the kitchen tap which is loose and the on/off turn is so difficult, it is going to come off in someoneâs hand very soon? Both bathrooms are a good size, it really would be useful to have a shower over the bath and a shower curtain, most people want a shower and with that many in the house it would have worked much better to have two. However we had a lovely time and it worked really well with plenty of living space. On a separate note I did not put the rubbish out as the collection is not until Friday I checked the county council website. Also with it being so windy I did not want to leave it out in case in went over, that would have been terrible for the street.

Think was over priced due to work that was going on nearby should have been informed as we wouldnât have booked There was constant awful chemical smells causing headaches feeling sick had to go out and about due to this on a number of occasions as could even smell indoors we live in a city and went for piece and quiet and it was like living next door to a building sites as there was constant noise and traffic ftom early in a morning next door prob outside of control but there could have been a warning as we wouldnât have booked Furniture in sitting room should be cleaned very dirty and sone if hot tub jets didnât work overall everything felt a bit tired Although property could be beautiful and area is lovely if there had been no building work going on
