      The property is picture perfect from the outside inside is a different matter.

      The floors needed a good mopping. There were cobwebs between items of furniture and the walls and spiders everywhere. We could live with this. The maintenance on the house is very poor. There are peeling damp patches around the house and general maintenance as poor. The tiling around the bath could have been done better by a three year old. The lighting was very poor with the only decent light in the kitchen. The kitchen was very poorly equipped. However the biggest issue was not mentioned in the Sykes blurb. It mentioned that the ceilings were low. They were fine at about 6 ft 5 inches high or taller. The one light in the lounge could be an issue for a very tall person but at 5 ft 10 I was fine. What is not mentioned in the blurb is that the door heights varied across the house. In order to prevent any head injuries you need to be a maximum of 5 ft 4 inches tall. My 85 year old father left after our stay with 3 bleeding head wounds from banging his head on the door lintels. There is obviously knowledge of this issue and the solution was to staple 3 small cushions to 3 of the doors, however the cushion was staples on to one side so your could reasonably safely enter that space but if you were to leave there was no protection attached to the door and injuries occurred. Overall the accommodation would really not be recommended. This is a pity as usually good from Sykes. It does not deserve any more than 2 stars at most. Fortunately it is in Devon and we could spend the days elsewhere in the county. The return to the house was not a time of joy. My recommendation is to avoid this property at all cost. It would really not be suitable for 6 people. I could offer mor observation’s but will leave it as DON’T STAY HERE!

      The cottage is easy to find.

      I used google maps to follow the directions and found that useful beforehand. The cottage is set in a pretty garden. The entrance is quite tight if you have a large car and may require a bit of manoeuvring. The cottage was spotless throughout. The welcome basket was enjoyed during our stay. A small bottle of milk was in the fridge for us on arrival. Plenty of information in the guest guide about the property, area, places to eat etc. There are folders in the kitchen and utility rooms with information about the appliances. This became very useful when I had to discover why the dishwasher didn’t want to work, it had run out of rinse aid and salt, which were fortunately provided. The high quality furniture was comfortable throughout. We enjoyed the tv in the lounge which was easy to navigate, although it required updating before it would work one day, which my husband found easy to do following the instructions on the screen. We found that we were waking very early each morning due to the lack of blackout blinds or curtain liners in the bedrooms, and the local cockerel. The local pub was a short walk away and we enjoyed Sunday lunch served there. There are plenty of places to visit a short drive away from Hawkchurch in this beautiful area. Would recommend this property to everyone wanting a comfortable places to stay.

      Booked late on with the principal criteria being proximity to our son and family.

      The accommodation was adequate for our needs , the bed was very comfortable and the shower was superb. On the downside, the property is quite dark inside because there are no rear windows and the lighting provided (except in the bathroom) is inadequate. There are no views from the property other than across the car park and the small patio, next to your parked car, is not an enticing place for evening drinks, or a meal. There is little that can be done about that, it is what it is as a former stable complex but no effort had been made to make it slightly more attractive. There were brackets for hanging baskets outside but no hanging baskets. As a result of the above, we felt that the price charged was high. Our plot also lost the evening sun earlier than the other units. On arrival, the 'welcome' basket consisted of 2 packs of biscuits, coffee sachets and tea bags. Previous stayers we noted from the guest book received the more normal Prosecco! Nor could we quickly chill the wine we brought, as we arrived to the fridge turned off and the door wide open! By contrast, our son paid less for 2 bedrooms with a nice sitting out area and views across the valley and only a mile away, also on a farm.

      Holiday home is lovely… decorated well and very calm and peaceful.

      Nice comfy beds and plush carpets. The welcome pack was also VERY generous and yummy… lovely area too and great for exploring the surrounding area! There were (for us) a few issues… No tall drinking glasses, only small tumblers or wine glasses, only 8 hangers which is nowhere near enough… especially if staying for a week. The sofas in the living room aren’t particularly comfortable, the leather one is especially lumpy. The private garden is not at all private, people are constantly walking past and it’s very overlooked(not comfortable with our young son playing out there really) The back door could do with being replaced.. Doesn’t feel 100% secure, The second bedroom had a really unpleasant smell to it(owners obviously aware as there is a scent diffuser in there) felt like we were constantly spraying air freshener in there. Also worth noting, the car parking is tight…. We have a 4x4 and it was snug, we were only able to access the car down one side when parked. (Not ideal when you have small children)

      The cottage is beautiful, an ideal base to allow us to explore the local area, the rooms are a perfect size to allow for a very comfortable stay, but the cleaning service let it down, the dishwasher had no salt or rinse aid, which in our experience is not normal, the kettle, which is not a cheap brand, was full of scale, the kitchen has loads of cobwebs, which we appreciate all homes do, but these were thick and black, the tiles behind the hobb have been splashed with grease, but haven't been wiped since, one of the baths had a scum ring around it, which I found once in it, plus the downstairs loo is constantly running water, therefore wasting water, all in all the cleaners just need to show the cottage a little more love, as it really is a beautiful Cottage, although I would say that the photos on the website, could be a little more honest, as the cottage is very over looked by the surrounding properties, so if you were looking for a more secluded location, this wouldn't be the location for you
