      Over all the property was of a high standard.

      All the bedrooms and bathroom facilities were amazing as well as the living areas. The grounds were also well kept well considering the time of year being February and the bad weather conditions prior to our arrival. There was a lovely arrival package of wine, local jams and bread which was a lovely touch. It is an extremely rural location which may not suit some families but we loved it. We came as 2 families of 4 adults, 2 x 12’s boys, 2 x 14 girls and 2 x 8’a girls. There are a few things that need to be looked at but it didn’t impact negatively on the holiday although these would have bothered me more if I was paying the higher prices of the summer months. Some lights are out in the drive way on the approach to the property. The gates on the entrance and exit could do with touching up Lights in the main living area above the dining room are different wattage so look odd. The oven gas points don’t all work and this was a pain. One of the large gas rings won’t stay on at all and other large one goes off when cooking. When cooking for 10 you need them all to work. The dials to use at the front of the over have been warm away so had to guess the settings. Still not sure what they are on the grill side. I’d suggest new oven is needed. Dish washer seal gone on the left hand side causing it to leak slightly. Cooking Scales don’t work even when I replaced the batteries. Hot tub is not the hot tub in the photos (it’s not wooden), not a real issue but should be the correct photo. Also the hot tub is a 4 man hot tub so for a property that holds 10 is too small. Sauna not working (understand out of the owners control as due to storm damage). We were told about this prior to arrival so good communication. No battery pack in Xbox controller (can’t use normal batteries). Only 2 remote controls for 3 TV’s. We did all still had an amazing stay and I would definitely recommend the property. These are mainly small things that can be easily sorted but issues that really shouldn’t be there in a 5* property.

      We have just had a wonderful week here, with our children, their partners and grandchild and of course the dog.

      It is a very special location, away from all hustle and bustle and totally private in addition to being very beautiful. The layout has been carefully designed and was a perfect fit for our family. It has been sensitively designed to blend with the landscape and the outdoor facilities were very much enjoyed. The welcome pack that was provided was very generous and gladly received. The quality of the property is good and it’s obvious that a lot of thought went into the planning and resourcing of materials, fixtures and fittings. The property was really clean, and all bedding and linen was of a good quality and very nice to have towels provided for outdoors. To make this place really “sparkle”, it could do with some light maintenance. I was disappointed to find that bathroom fans were mentioned in a previous review, there are still issues with them, maybe it is time for some new ones! Fundamentals like the kitchen knives need sharpening and we had at least 5 light bulbs that needed replacing but there were no spares anywhere. I won’t list all the little niggles here, but we left a list with the cleaner, so I hope that these are addressed. It just needs a little TLC to bring back the polish. Visitors also need to come prepared for ticks; they are prevalent in the Lake District. We thankfully had tick cards and they came in useful as three of the family picked up a tick and whenever we walked the dog, he picked some up, we got very used to spotting them before they bit. This property is special and unique in its location, and we would willingly return, although we do like to try new places, but we would highly recommend it.

      Really disappointed with our recent stay at Rose Cottage.

      The photos of the outside of the property are dated and not representative of reality. We arrived to find the outside littered with refuse, overflowing bins, rubbish bags in the drive and crate on crate of empty bottles everywhere. The garden is overgrown and neglected with trees, bushes and brambles swamping the front, covering footpaths and blocking light from most windows. Couple this with the extensive renovation works taking place in the adjoining property (we’ve since read reviews saying this will be complete in a/w, note doesn’t say which year…), every morning banging, drilling and workmen noise started before 0800 and until 1600 (2 vans). This should be included on the description of the rental, we would never have booked if we’d known. The inside of the property was ok, it’s an old property, part of the attraction for us however the smell of damp was really strong and unpleasant, particularly in the lounge and front bedrooms, (we couldn’t use one bedroom) needs some attention, perhaps ask the builders next door?Facilities felt dated and basic, they did the job and bathrooms just weren’t clean. We had to keep the curtains closed for privacy as outside was a builders yard with vans and tradesmen coming and going, which blocked our car in several times. The pricing of the stay was a premium so we expected more, we love the lakes and were looking forward to some rest, easy days and some peace and quiet. We left a day early as we couldn’t bear another day of noise and disruption, not worth the money and not as advertised. Reader be warned.

      Rose Cottage is very average, but I think the reviews we saw were a little harsh.

      The garden is a bit overgrown but given the time of year, but our kids could still play kick a ball in it. The rubbish had been cleared away, although the grey bin was overflowing when we arrived and the recycling bag had been filled with glass and bags of stuff which it clearly stated shouldn’t be put in there (that’s down to previous guests as it clearly states what goes in what bag/box). The builders are still there, but we didn’t hear that much. The garage is directly opposite the house, but is closed 10pm-7am and we heard nothing excessive. More broadly, the shower needs a thorough clean - the grout is stained and needs a steam clean. The house and furniture feels a bit tired and needs some tlc, e.g. masking tape on the bathroom and bedroom doors to cover the cracks in the wooden panelling? Not something I’d expect at this price point… We would agree with previous reviews - for a house marketed as for 6, there are only 5 chairs in the lounge and i wouldn’t want to try to sit 6 people round the table in the dining room. The tumble dryer doesn’t work - annoying given the washing we needed to do due to the weather and walking. It would also be good if someone could review the timings on the radiators - they’re all over the place in terms of when they come on as the clocks on them are wildly wrong and we had no idea how to change them to be correct.

      We treated ourselves to this house as it is big birthday year for me and my husband.

      Whilst it was a very comfy stay, everyone slept well and there was plenty of room the standard of accommodation was fairly ordinary and not particularly high end as the listing would have you believe. Outside the grounds were lovely and the house is in a very rural area with no tourists, no traffic, beautiful skies and plenty of low level walks. However in the garden the sauna door didn't close and the hot tub was tiny - the house is for 10 people and only 3 people could use it comfortably. Inside we were warm and cosy. The kitchen was well stocked with quality items. However the oven was a real pain - all the icons rubbed off, it took a few goes to find the right setting - 2 hours one night to cook some frozen chips! There still isn't a frying pan, and the master bedroom smells damp. Whilst some rooms were roasting hot others were freezing cold. We tried to light the woodburner but the room filled with smoke. The verdict was it's a lovely house but tired. I find it annoying that the problems we had have been mentioned several times before, on other reviews and clearly nothing has been done. Leaving the sauna door like it is is just plain careless and an insult to people spending that extra money for these things. You can get equally if not better accommodation for less than half the price in more central areas closer to the fells.
